The chart

An established practice. An invisible one online.

Todd Grubb and Sarah Sears-Grubb run a boutique real estate team in Spokane, licensed on both sides of the state line. Offline the practice was healthy — referrals, repeat clients, a reputation that travels by word of mouth in a city where that still counts for something.

Online, it did not exist. The domain was new: no history, no accumulated trust, nothing for Google to have an opinion about. And the competitors on the other side of every search result were the national portals — millions of pages, two decades of link equity, engineering budgets larger than most Spokane brokerages turn over in a year.

That is the intake: an excellent local practitioner, and a search landscape that had never heard of them.

The diagnosis

Buyers were asking questions Google couldn’t answer locally.

Not “homes for sale.” The portals own that, and they will keep owning it. The questions underneath it: what a neighborhood is actually like to live in, what moving across the state line really costs, whether a school zone is worth the commute, how a relocation from Seattle or California actually works in practice.

Those are questions a portal answers generically and a local expert answers correctly. They knew every answer. None of them were written down anywhere a search engine could read.

Not a design problem. A substance problem.

The old web presence was a business card with a photo — accurate, and invisible. There was nothing on it for Google to rank and nothing for an AI assistant to cite, because there was nothing on it that said anything a thousand other agent sites didn’t already say.

A prettier version of that page would have changed nothing. Diagnosis first, then the cure — and the diagnosis here was emptiness, not ugliness.

The treatment

Systematic coverage of the questions Spokane buyers and sellers actually ask, written from the team’s own expertise rather than assembled from listing data. Three things made it work, none of which are visible from the outside.

Built to be cited, not just ranked

An answer engine does not rank ten links — it picks the source it trusts and quotes it. Material has to be written to survive that selection. That is a different discipline from writing to rank, and it is the one most agent sites skip entirely.

Foundations a portal can't match locally

A national portal is optimised for scale. A local practice can be optimised for accuracy, speed and specificity in exactly one metro — and on the questions where that matters, the local practice wins.

Systematic coverage, not episodic posting

The questions a market asks are finite and knowable. Answering them completely beats answering a few of them beautifully, and it is the part almost nobody has the patience for.

We are not going to publish the mechanics. Todd’s competitors read case studies too, and the method is what he is paying to keep. You will find outcomes on this page and no recipe, which is the same standard we would hold for your business if you were the one in the chart.

The recovery

Five weeks, then seven.

Two weeks apart, on a domain that was seven weeks old. Clicks up 55%, impressions up 45%. That is not the shape of a curve flattening out.

The part nobody had a chart for a year ago

Google’s AI answers now cite the site 8,270 times.

Appearances in AI Overviews and AI Mode as of August 26, 2026 — up 38% in the preceding two weeks. One page carries more of that than any other: the Spokane vs. Coeur d'Alene relocation guide, cited 1,027 times on its own.

Which is exactly the shape of the diagnosis. That is a question a portal cannot answer and a local expert can, so when the model needs a source it takes the one that actually knows.

And the visitors those citations send are the best audience on the site. AI assistants account for 3% of sessions and engage at 67% — the highest rate of any channel. They arrive having already been told this source is the credible one, so they read differently.
